Concrete Removal & Replacement Services

Complete and or Isolated Patch Repairs

Conditions that may warrant concrete removal and replacement include:

  • Poor Design. Poor design or construction practices that create locally weak areas within the slab. Poor joint sealant maintenance or improper installation of joint sealants.
  • Large or widespread cracks. Reasons for these conditions vary but possible causes may include unintended weight on the slab, poor sub base preparation, surface water incursion and or poor quality or workmanship.
  • Settled Concrete. The integrity of a concrete slab is dependent on its sub base. Proper sub base material, preparation, water drainage and compaction are critical for the long term performance of a concrete slab. Improper installation of the sub base, environmental conditions such as freeze thaw process and water incursion as well as the expansive nature of local soils can all contribute to concrete surface failure.

Asphalt Removal & Replacement Services

Complete and or Isolated Patch Repairs

Conditions that may warrant asphalt removal and or (FDR) full- depth removal and replacement include:

  • Poor Design. Poor design or construction practices that create locally weak areas within the asphalt surface or sub grade.
  • Rigid and oxidized surface. The asphalt surface has lost its flexibility and become rigid as a result of surface wear, environmental conditions or age thus resulting in failure.  Examples include potholes and or small surface cracks.
  • Failure of sub base. The asphalt surface has failed as a result of base failure or water incursion. A full depth removal and replacement of the base subgrade with stabilized materials and installation of new asphalt surface is warranted.  Examples include larger potholes with evidence of base failure, base migration, or “alligator” cracks on the asphalt surface.
  • (FDR) Full-depth reclamation or pulverization. Full-depth reclamation or pulverization with cement is a cost effective stabilizing pavement solution in which deteriorated asphalt pavement and the underlying base materials are pulverized in place then mixed with cement and water to form a cement-treated stabilized sub grade. A new asphalt surface layer is then installed.

Benefits of selectively replacing your concrete and asphalt paving

The benefits of replacing your concrete or asphalt paving are many, just to name a few:

Enhanced Safety

By removing tripping hazards and potential damage to vehicles and lifting equipment.

Customized Thickness

Based on the type and amount of traffic you will improve the life and performance of surface.

Stronger Foundation

Early failure evaluation and treatment can extend the life of your paving investment.

Improved Drainage

By adding a small grading extending the life of your new pavement.

Improved Vehicle Traction

New pavement can help vehicle traction reducing accidents.

Aesthetic Appreciation

Nothing better than a brand-new surface pavement.

Concrete & Asphalt Paving Removal & Replacement Procedure

First we will identify the reason you are having issues with your pavement with a no cost consultation.

Once we identify the reason for the surface failure, we choose the best procedure to remove the failing concrete or asphalt pavement. We will make the necessary changes to the sub base prior to installing the new concrete or asphalt pavement. In the case of concrete we will select the correct size rebar steel, install the proper expansion joints and pour the correct concrete mix design to minimize any problems in the future.

Our team will install the highest quality base materials, concrete mix and asphalt at its appropriate thickness provided by high quality local industry market suppliers. The concrete will then be floated to its final finish. Asphalt will be laid and compacted to its proper surface density.

As part of our commitment to the environment, Giordano Construction Inc.® recycles over 90% of removed concrete, asphalt and base materials. All related debris will be exported to an area recycler for reprocess and use in the future.

FAQs

What is the process for concrete removal and replacement?

We will perform a full depth saw cut to separate the failed area from the surrounding pavement. Excavate the concrete and failed sub-grade to proposed and required depths. Verify sub grade compaction then install expansion joints to match existing. Install rebar steel and area dowels to prevent separation and create added strength. Pour concrete mix to required depth then float to appropriate finish.

What is the process for asphalt removal and replacement?

We will perform a full depth saw cut to separate the failed area from the surrounding pavement. Excavate the asphalt and failed sub-grade to proposed and required depths. Verify sub grade compaction installing new stabilized materials as required. Lay and compact asphalt as required to a smooth finish.

What is (FDR) Full-depth asphalt reclamation and pulverization?

Full-depth reclamation or pulverization with cement is a cost effective stabilizing pavement solution in which deteriorated asphalt pavement and the underlying base materials are pulverized in place then mixed with cement and water to form a cement-treated stabilized sub grade. A new asphalt surface layer is then installed.

When should pavement be reconstructed?

When there is extensive damage or “alligator” cracks, it is more effective and cost-efficient to completely reconstruct than to do an overlay.

How long should newly installed pavement last?

This is dependent on many factors including the quality of the existing and surrounding pavement and sub grade, weather patterns, vehicular traffic type and load, thickness of existing pavement, and condition of the existing pavement and subgrade. With proper routine maintenance and repairs a parking lot or driveways lifespan could be increased by 15 – 25 years.

How long before traffic is permitted on newly repaired surface?

Proposed downtime will be determined during the consultation and proposal process. A plan will be developed prior to any construction minimizing the effects on traffic flow. A well planned approach will minimize customer and tenant stress allowing for continued operations during the construction process.
